Real estate market research for a beginner often stops at browsing a listing site, which shows current prices but almost nothing about the trends that actually determine whether a submarket is a good investment target. A short list of specific data points tells a much more complete story.

Data Points That Actually Matter

  • Population growth trend over the past 3-5 years, available through city and county planning data - a strong indicator of future rental demand.
  • Job growth and major employer relocations, since new corporate campuses reliably drive housing demand in the surrounding submarkets.
  • Building permit activity - a spike in new construction can signal growth, or eventually signal oversupply if it outpaces population growth.
  • Days-on-market trend for both sales and rentals, which shows real-time demand better than list prices alone.
  • School district ratings, which disproportionately drive both resale value and rental demand for family-oriented submarkets.

Where to Actually Find This Data

City and county planning department websites publish permit and growth data directly. The local MLS (through an agent) shows real days-on-market and sold comparables. County appraisal district records show assessed value trends. Combined, these sources paint a far more accurate picture than any single listing platform.

How Much Research Is Actually Enough Before Buying?

Enough to answer three questions with confidence: is population and job growth trending up in this specific submarket, are rents keeping pace with or outpacing purchase prices, and does the neighborhood's permit activity suggest reinvestment rather than decline. Once those three are answered, deeper research usually has diminishing returns compared to just analyzing specific deals.
