Rental Income Calculations and ROI Metrics Explained

Rental property returns are described with several different metrics, and beginners frequently use the wrong one for the decision they are actually trying to make. Understanding what each metric measures, and what it deliberately leaves out, prevents that confusion.

A Worked Example

A bathroom renovation in Arlington is a good example of how these metrics interact - it raises both achievable rent and appraised value, which moves cash-on-cash return and total ROI in the same direction at once.

A $300,000 DFW rental with $2,400 monthly rent and $1,600 in monthly expenses (mortgage, taxes, insurance, reserves) nets $800 a month, or $9,600 a year. On $75,000 of actual cash invested (25% down plus closing costs), that is a 12.8% cash-on-cash return - a very different, and more relevant, number than the roughly 7% cap rate the same property would show on an all-cash basis.

Which Metric Should You Actually Prioritize?

Cash-on-cash return matters most for a leveraged investor evaluating a specific deal, since it reflects your real out-of-pocket return. Cap rate matters more when comparing deals across different financing structures or against an all-cash purchase. Neither metric alone tells the full story - total ROI over the hold period is the number that actually matters for long-term wealth building.
