Yes. Commercial projects often require coordination with multiple city departments — building, fire marshal, health (for food service), and sometimes engineering review. We manage all of it under one permit package submission.
We do phased construction in occupied buildings regularly. We sequence work to minimize disruption, maintain fire egress throughout, and coordinate with center management and adjacent tenants.
We establish the GMP after completing design development drawings and a full subcontractor bid package. You see every line item. If we bring the project under budget, savings are split — we do not pocket them.
A simple 3,000 sq ft retail suite runs 8–12 weeks from permit approval. A complex restaurant build-out with full commercial kitchen, hood system, and health department sign-off runs 16–24 weeks. We provide a detailed schedule before signing.
