A 2,500–3,500 sq ft custom home on a prepared lot typically runs 9–14 months from permit approval to CO in North Texas. Site prep, foundation engineering, and permit review add 2–3 months before that. We provide a detailed schedule at contract signing.
No. We work with clients who already own land, and we can also help you identify and evaluate lots in DFW. We know which cities and neighborhoods have the soil conditions, deed restrictions, and utility availability that make a build straightforward.
Yes. We work with your architect or with any AIA architect in DFW. If you do not have one, we can recommend several we have worked with on completed projects. We handle all communication between the design team and the city.
We price on a cost-plus-fee or fixed-price contract, depending on how complete the plans are when we price. We walk you through every line item before you sign — no opaque square-foot estimates that hide expensive surprises.
